福州萬科永泰項目位于赤壁風景區(qū)內(nèi),是一個45hm2的混合使用開發(fā)用地,項目的建筑方案是嵌入在當?shù)氐淖匀坏匦卫锏?。場地距福州城市中心大約30分鐘的車程,場地邊界的東部是大樟溪并且場地流域內(nèi)包含12個小山丘。由于被周圍的山峰和山谷包圍而呈現(xiàn)出一種典型的中國鄉(xiāng)村景觀,SWA團隊的第一反應(yīng)便是盡可能為該項目周邊的福州居民和游客保留更多的自然情趣。
這個項目選擇交織和拼接的概念作為整體設(shè)計的策略,將人為的設(shè)計和干預(yù)作為針線,去聯(lián)結(jié)自然的情趣,形成一個有凝聚力的整體。這種想法不僅適用于城市規(guī)劃層面的自然地形和航道所支持的公共空間網(wǎng)絡(luò)的總體框架,而且也體現(xiàn)在結(jié)構(gòu)設(shè)計上。路徑、人行走道、坡道、橋梁、座椅式矮墻和水的獨有特色都被編排或縫合在一起,去實現(xiàn)一種獨特的整體設(shè)計景觀特征。在住宅和酒店間的每一個角落,都有新的欣賞遠山的視角,使得人們從熙熙攘攘的現(xiàn)代生活里獲得了一種隱私感和喘息的機會。別墅和精品酒店的私人項目穿插在公共項目里,比如俱樂部、附近的公園以及一些雜貨店,實現(xiàn)在步行距離內(nèi)創(chuàng)造出一種社區(qū)感。
盡管重點在于保持場地的自然特征,但項目中的建筑開發(fā)也是規(guī)模宏大的,它包含了精品酒店、購物商場、會所、高層住宅、公寓樓、聯(lián)排別墅和獨立式住宅。通過道路、高架走道、樓梯和公共公園聯(lián)結(jié)所有地區(qū)的景觀策略,將所有的建筑物和項目統(tǒng)一在一起。對每個項目間的可通行性進行研究,是確定建筑物合理距離的一項重要工作,以給居住者們創(chuàng)造一種冒險的,曲折的和有趣的奇妙旅程。
團隊的設(shè)計意圖十分美好:希望構(gòu)建一個居民們在步行允許的條件下可隨意走親訪友的社區(qū);途中人們可能被娛樂中心的日?;顒游v足,或偶爾穿過湖水時享受與自然的親密擁抱。如果你是一個有很多奇思妙想的人,甚至可以放棄使用汽車,就帶著自己的心行走在路上,穿越山丘去往公園和開放空間,一路上熱情地與鄰居寒暄,增進鄰里之間的感情。由于福州的大多數(shù)居民將這里已當做他們的第二個家,保護自然的風景和環(huán)境的重要性就顯而易見,以此為居民提供一個逃離喧囂、徜徉山間的場所。在大城市里生活總是會被小汽車、公共汽車、摩托車等交通噪聲煩擾,然而在永泰福州,我們想做到的是放慢大家的生活節(jié)奏,盡情醉心于赤壁景區(qū)的壯美風光。
如同開發(fā)其他任何一個項目,高度重視可持續(xù)發(fā)展的措施對于確保項目的長遠發(fā)展是至關(guān)重要的。中央水域的亮點是湖,隨著湖邊活動設(shè)施的修筑,如何凈化集水區(qū)的水體是維持湖泊自然美的關(guān)鍵。該項目呼吁營建的建筑組團遵循以丘陵和山谷為主的自然地形。設(shè)計把中央湖泊的主要流域部分改造為盆地,并以此為線索,引導這個公共開放空間串聯(lián)起整個場地。與中心湖區(qū)相呼應(yīng),我們將次級集水區(qū)設(shè)計為鄰里公園。社區(qū)公園將特色地形諸如山頂、山脊等納入其中,提供給居民飽覽群山的壯麗景色。公園之間通過龐大的線性交通網(wǎng)絡(luò)連接,為居民提供一個更大的休閑開放空間系統(tǒng)??偟膩碚f,公園的自然美景發(fā)揮著雙重作用——為人們提供在壓抑的城市生活中喘息的機會,以及一個截留雨水的可持續(xù)綠色網(wǎng)絡(luò)。
圍繞湖區(qū)的標志性人行天橋為湖畔美景提供了絕佳的視覺背景。步行橋能夠引領(lǐng)你從湖畔走向更美妙的自然體驗。在這里你甚至有一種飄在湖面上的錯覺。橋的柔性波動設(shè)計使得車輛無法通行,孩子們行走其間在父母頭頂蹦蹦跳跳;游人在這里回頭眺望,也會收獲一個難忘的視覺角度。橋梁結(jié)構(gòu)的設(shè)計經(jīng)歷了反復多次的縝密研究,確保它是美麗的、有良好照明的,同時也是經(jīng)濟的。其結(jié)果是一個鋼桁架的工程系統(tǒng)用以支持橋梁。保證安全的前提下,外形美觀簡潔與周圍景觀完美融合。這一標志性景觀,加強了湖濱的游覽體驗。SWA設(shè)計團隊對于優(yōu)化湖濱步行體驗的不懈堅持與倡導,證明了團隊為游人提供不可復制的景觀體驗所付出的堅定決心。

Fuzhou Vanke Yongtai Project is a 45 hectare mixed use development located within the Red Cliff Scenic Area where the building program is deliberately embedded within the natural topography of the site. Within a 30 minute drive to the urban center of Fuzhou, the site borders the Dazhangxi river on the east and consists of 12 small hills inside a watershed area. Surrounded by rural landscapes of mountain peaks and dramatic valleys typical of rural China, the SWA Group’s fi rst instinct was to preserve as much of the natural amenities as possible for residents and visitors of the Fuzhou Project.
The concept of Weaving and Stitching came about as an appropriate strategy for the building project, to imagine the man-made design intervention as a thread that unifies the natural amenities into a cohesive whole. The idea is not only applied onto the overall framework of an interconnecting public space network supported by natural topography and waterways at the aspect of urban planning, but also presented at the level of physical design. Paths, walkways, ramps, bridges, seat-walls and water features are also weaved or stitched to perform the unique landscape characters of the design. In this residential and hotel development, every corner you turn will afford a new vista of the mountains, and also afford a sense of privacy and respite from the hustle and bustle of contemporary life. The private programs of houses and boutique hotels are interspersed with public programs such as club houses and neighborhood parks and grocery stores, to create a sense of community within a walking distance.
Despite the focus on preserving natural features, the building development program is an ambitious mix of boutique hotel, shopping, clubhouses, residential high-rises, apartment buildings, townhouses and detached homes. The landscape strategy of connecting all of the areas via pathways, elevated walkways, staircases, and public parks, unites all of the buildings and programs. Careful studies of walkability between each program mix was an essential tool in placing buildings within reasonable distance so as to create a sense of adventure, meandering, and playful wonder.
It is the intention of the design team to create a community where a resident can walk to visit their friends, stop by the recreation center for a daytime program, or walk across the lake for a moment to convene with nature. If one is ambitious enough, you can abandon use of the car and take yourself across the mountains to the parks and open spaces, greeting neighbors along the way. As most residents of Fuzhou will use this as their second home, the importance of preserving a natural and scenic environment was ever more relevant to provide a 'getaway in the mountains' for the residents. Life in the big city can be harried with cars, buses, motorcycles and other traffic noise. At Fuzhou Yongtai, the intention is to slow down one’s pace of life, and completely surrender to the scenic views of the Red Cliff Scenic Area.
As with any development project, a heightened attention to sustainability measures was critical in ensuring the long term success of the project. The central water amenity is the lake, and as the development takes place all around the lakeside, cleaning water as it drains into the watershed is critical for maintaining the natural beauty of the lake. The project plan calls for housing clusters that follow the natural topography of the hills and valleys. The central lake area of the main watershed basin was created and leveraged as a public open space that unif i es the entire site. Subwatersheds are designed as neighborhood parks with connections to the central lake area. Hilltops and ridges are incorporated into the neighborhood parks, to provide every resident with a breathtaking view of the mountains. The parks are interlinked by an extensive trail network to form a larger recreational open space system for the residents. The natural amenities of the park perform the dual function of providing respite for people, and a sustainable green network of water detention systems.
The iconic pedestrian bridge structure that surrounds the lake is of particular importance in celebrating the lakefront views. The function of the pedestrian bridge is to take you from the lake’s edge to a heightened natural experience, where one feels they are floating atop the lake. The undulation of the bridge provides a carfree space for kids to skip ahead of their parents, and an unforgettable experience of looking back towards the lake at various angles. The engineering behind the bridge structure underwent iterations of study to ensure a bridge that is beautiful, welllit, and also cost effective. The result is a steel truss system of engineering that supports the bridge with a simplif i ed prof i le that blends well with the landscape. The persistence of the SWA design team in advocating for this iconic feature to enhance the lakefront experience is a testament to the team’s determination to deliver an unforgettable experience.
